Decision of Approval of Subdivision Operations
*Conditions for Accessing the Service:
- - The citizen must be the owner (or legal representative) of the real estate to be subdivided.
- - The designation and allocation of the real estate must not contradict the area's development plan.
- - The citizen must submit a complete file in accordance with the applicable legislation.
*Required Documents:
- - A handwritten request on plain paper.
- - Presentation note of the subdivision project.
- - Ownership documents.
- - Location plan – cadastral plan.
- - Subdivision plan at a minimum scale of 1/1000.
- - General plan and graphic plan – specifications document.
- - Estimated timeline for execution and completion of works – certificates from the concerned services (Tunisian Electricity and Gas Company).
- - National Water Exploitation and Distribution Company…) – conditions and modalities of work execution.
- - Note or study on the environmental impacts of the subdivision project.
- - Demarcation decision if the property borders public road or maritime domain.
*Steps:
- - Submission of the file and verification of the completeness of the required documents.
- - Study and on-site inspection if necessary.
- - Submission of the file to the technical committee.
- - After fulfilling all legal and regulatory requirements, preparation of a decision granting or justifiably denying the subdivision permit.
- - Issuance of the permit after payment of the applicable fees.
*Processing Time:
- - Administrative decision issued within 4 months from the submission of a complete request.
- - Notification of the decision to the applicant within one month from the date of the decision.
